Two-bedroom dwelling will be low rise, apartment type buildings with carports. The design will include wood-frame construction, brick veneer and wood siding. Warm air heating and air-conditioning will be provided. Site work includes grading, paving, walks, landscaping, storm drainage, street lighting and all utilities except telephone service. Government furnished equipment consists of range, refrigerator, garbage disposal, hot water heater, dishwasher, and smoke detector. Solar assisted domestic hot water and heating systems will be provided. The estimated payback period is 20

11. REQUIREMENTS FOR CONSTRUCTION

Fort Stewart is the home of the 24th Infantry Division. Adequate community support housing is insufficient to meet the housing requirements of the continuing population growth of military and civilian personnel in the Fort Stewart area, Recent communication with local government, builders and Real Estate Companies revealed that multi-family construction is planned for this area, but current construction costs and interest rates would require a rental rate unaffordable to most lower grade enlisted personnel. The proposed housing units are within the approved master plan. The only manner to provide suitable accommodations for military families is the construction of military family housing.

Community

Fort Polk is the home of the 5th Infantry Division (Mech). support housing is inadequate for the current need of this installation. Current statistics indicate a housing deficit of 2543 for eligible personnel. Long-range housing deficit for eligible personnel after the completion of the 1155 units under construction and the 260 in the 78-79 program is 2997. Discussion with local community leaders, realtors, and builders and a review of both current and projected available community assets indicates that the local market is not capable of handling the requirements for all the military families in the area. The only manner to provide suitable accommodations for military families is the construction of military family housing. Land is available and proposed housing would
