sists of replacement of mechanical and electrical systems; rearrange-
ment of living space for improved circulation and function; adding a
bathroom for master bedroom; relocate and modernize kitchens; renovate
bathrooms and dining areas; construct carports, exterior storage sheds
and driveways; repair exterior doors and screen doors (Separate DD
Form 1391 attached).

11. Requirement: These housing units are 32 years old, are small, and
lack most of the amenities, conveniences, and livability features common
to other military family housing. Original appliances and finishes have
outlived their useful life. The above costs represents a project
average at Area Cost Factor = 1.05. The estimated cost of the most
expensive unit type is $31,810 at Area Cost Factor

Improve 125 Wherry units - work consists of adding stucco to exterior and gypsum wallboard to interior of existing exposed concrete block walls; modernizing kitchens; adding dishwashers, patios, and trash enclosures. Repair work consists of repairing floors; replacing garbage disposers, interior lighting, furnaces, and windows, repair and/or replacement of interior plumbing systems; and interior painting. (Phase 4 of 5).

11. Requirement: The existing units were constructed in 1951. Planned improvements will enable the units to compare favorably with more modern Capehart units and previously upgraded Wherry units at Kirtland. Currently some units have furnaces exposed in kitchens; kitchens are small, inefficient, with insufficient cabinet space. Total living area in most units is restricted and functionally inadequate. The above costs represent a project average, at Area Cost Factor = 0.96. The estimated cost of the most expensive unit type is $34,270 at Area Cost Factor = 1.0.
